In the real estate market of the Turkish Republic of Northern Cyprus (TRNC), over 500 properties priced at more than £1 million are up for sale. From luxurious villas to modern apartments, historic mansions, and entire buildings, the variety is astounding. This Mediterranean paradise has become a haven for those seeking premium-class homes.

Research indicates that the most expensive properties are concentrated in the Kyrenia region and its surroundings. Here, you’ll find the top three most exclusive villas in the country, each offering unique features and impressive scale. Leading the list is a seaside villa in Lower Kyrenia, valued at a record £7 million. This two-story architectural marvel spans 1,750 sq. m and boasts seven bedrooms, seven bathrooms, and a panoramic infinity pool.

Next is a villa in Çatalköy priced at £6.75 million. With an area of 500 sq. m, it features five bedrooms, six bathrooms, and a heated pool. Rounding out the top three is a £6 million villa in Karaoğlanoğlu. This 800 sq. m residence, with its spacious seven-bedroom layout, six bathrooms, and a pool, promises the perfect blend of comfort and privacy.

The Geography of Luxury

Over 90% of properties priced above £1 million are located in areas such as Girne, Karaoğlanoğlu, Alsancak, Zeytinlik, Çatalköy, Esentepe, and Lapta. In Lefkoşa, Famagusta, and İskele, unique options are also available, though they are fewer in number. For instance, Lefkoşa offers just two properties exceeding the £1 million mark.

The luxury real estate market reflects the following numbers: more than 520 properties priced at £1 million+, 94 at £2 million+, 36 at £3 million+, 25 at £4 million+, 9 at £5 million+, and only 5 properties exceed £6 million.
