Northern Cyprus: New Property Purchase Rules for Foreign Nationals

Northern Cyprus has introduced amendments to the law regulating real estate purchases by foreign nationals. According to the updated legislation published in the Official Gazette, foreign individuals are now allowed to purchase:

  • A maximum of three apartments,

  • Or two villas.

Citizens of the Republic of Turkey are entitled to higher limits:

  • Up to six apartments,

  • Or three villas.

Updated Tax Rates

Upon registration of a property purchase agreement:

  • First apartment: 6%

  • Second apartment: 3%

  • Third apartment: 3%

Upon transfer of title deed (tapu):

  • First title: 3%

  • Second title: 6%

  • Third title: 6%

If the purchase agreement is registered without paying the standard property taxes (only the stamp duty is paid):

  • Title deed transfer fee: 9% per title

Residency Incentives for Property Owners

The Prime Minister of the Turkish Republic of Northern Cyprus (TRNC), Ünal Üstel, has announced additional benefits for real estate owners:

  • The residence permit duration for property owners has been extended from one year to two years.

  • If special permission is granted by the Council of Ministers, the permit may be extended up to five years.

Residency requirement:
Applicants must provide proof of a monthly income equivalent to at least the national minimum wage.
